This is the rehabilitation of a stately building with a basement and ground floor plus 3 upper floors.
Rehabilitation
2018
THE PROJECT. It is an existing building with a basement below ground and a ground floor plus 3 above ground, the basement covers half of the building's footprint. The property is intended for offices, the original facades have been preserved due to their historical character. In plan, the building has a trapezoidal shape with an approximate area of 315 m2.
The expansion of the existing basement is planned, until reaching the same surface area as in the ground floor. Likewise, the demolition of the existing floors of P1, P2 and P3 is proposed. In their place, new slabs are being executed to resolve the regulatory burdens.
THE STRUCTURAL ARTIFICE. The project is divided into two phases. The first phase consists of expanding the existing basement. To do this, the piles that will form the new foundation are built and will serve as supports for the pillars whose foundation is planned to be removed. Next, it is excavated to a certain depth to allow the assembly of the corresponding shoring. Finally, the excavation is carried out to the project depth and the capping of the new pillars is executed.
The second phase consists of replacing the slabs of P1, P2 and P3 using a metal structure and collaborative sheet metal with a compression layer.
